Design Bid or Design-Build?
This is an age old debate that clients must answer. Brawner & Associates makes the decision easier for you because we are willing to work in either arrangement. While we feel that design-build has superior advantages to our clients and has been on a sharp rise in the last 10 years, we work on both sides of the fence everyday. First we will offer a brief description of both as it relates to our industry.
Design-Bid:
Design Bid Build is a method where the client secures a design team to design their building and do cost estimation on the project. Following this design process, the client secures multiple bids for the construction/installation of the project based off of the design drawings and specifications. The chosen contractor will then install the system as designed and provide the equipment. The design team through its construction administration will supervise the install, coordinate changes throughout the project and act as a liaison between the contractor, architect and client. Upon completion of the install the design team will inspect the installation prior to contractor payment to make sure it meets the design specifications which provide the client assurance that they got what was designed.
Design-Build:
Design Build is a method where the client is contracting one firm for both design and construction/installation services. The design-build team will be the client’s single source, responsible for the project from concept through design, cost analysis, equipment acquisition, installation, commissioning and training. Once the design has been completed the design-build firm and its sub-contractors will supply all of the equipment, deal with logistics, coordinating with architects, contractors and consultants throughout the project making adjustments where necessary. The design-build team would install the equipment and handle all training and commissioning.
